This person will bridge the gap between complex commercial roofing contracts and our production teams. You will meticulously review contract documents, structural plans, and architectural specifications to extract critical data. Using this information, you will develop comprehensive product submittal packages and accurate, code-compliant roofing shop drawings to secure client and architect approvals before construction begins.
Core Responsibilities:
Contract & Specification Auditing: Thoroughly review incoming project contracts, architectural blueprints, structural drawings, and IFC specifications (specifically Division 07) to identify all technical requirements, material constraints, and warranty mandates.
Submittal Package Generation: Compile, organize, and submit comprehensive technical submittal packages—including product data sheets, safety data sheets (SDS), samples, and manufacturer certifications—ensuring 100% compliance with contract documents.
Shop Drawing Creation: Utilize AutoCAD or specialized roofing software to design and draft precise commercial roofing shop drawings, including complex tapered insulation layouts, wind-uplift patterns, flashing details, and coping/edge metal fabrications.
Manufacturer & Code Alignment: Coordinate directly with roofing manufacturers (e.g., Carlisle, Johns Manville, Firestone/Holcim, GAF) to ensure shop drawings and submittals meet criteria for maximum warranty coverage, building codes, and FM Global (Factory Mutual) or UL requirements.
Submittal Log Management: Maintain and track a real-time Submittal Log (via Procore, Bluebeam, or similar software) to monitor the status of reviews, revisions, approvals, and RFIs (Requests for Information).
Cross-Functional Collaboration: Serve as the technical point of contact, collaborating closely with Estimators, Project Managers, and Sheet Metal Superintendents to clarify scope deviations or design discrepancies found during contract review.
Candidate Qualifications:
Experience: Minimum of 3–5 years of experience in commercial roofing design, estimating, or project coordination or General Contracting.
Technical Skills: Proficiency in 2D or 3D CAD design and Submittal Creation is required. Experience with comercial roofing-specific shop drawings is highly preferred.
Contract Literacy: Exceptional ability to read, interpret, and cross-reference complex architectural blueprints, structural plans, and technical specification books.
